French Bay Elder Cottages

French Bay Elder Cottages are an 8-unit complex located on beautiful Strawberry Lane in Clayton, New York.  The units are individual cottages designated for the elderly, who are income eligible.  The cottages are designed for eligible people who no longer can care for their home or are disabled regardless of age but are not ready  enter an elderly housing complex.  Your freedom and independence are in tact as you would be living in your own home, just on a smaller scale.

Presently our income limits are as follows:

$23,580 for one person

$26,940 for two people

  • Washer & Dryer in each unit
  • Parking is provided next to each cottage
  • Mail is delivered to your deck
  • Grocery & Prescription Delivery is available
  • Meals on Wheels Program
  • Refuse Removal & Snow Removal

  • Call for Aid
  • Cable TV & Telephone hook-ups
  • Fire Alarm System

Incomes include: Gross Social Security, SSI, Pensions, Annuities, Rental Income, VA Pensions, Wages, Worker's Compensation, Disability, etc.

Income from Assets include: Interest or Dividends earned from a Checking or Savings Account, CD's, IRA's, Stocks & Bonds, Credit Union Accounts and Real Estate (home, property, etc.).

Utilities are not included in the monthly rent.  The cottages are heated with a propane furnace and hot water baseboards.  You are responsible for propane expenses, as well as electricity.  Each cottage is metered separately and you are only billed for your usage.

French Bay Family Housing is a 2 building, 24 unit, 2 story apartment complex located on beautiful Strawberry Lane in Clayton, New York.  Our complex is designed for applicants who meet our eligibility and income criteria.

Presently, our income limits are as follows:

$36,500 for 1 person

$40,900 for 2 people

$45,350 for 3 people

$49,750 for 4 people

Rents are figured at 30% of your adjusted monthly income.  Incomes include: Gross Social Security, SSI, Pensions, Income from Assets, Rental Income, VA Pensions, Wages, Child Support, Alimony, Worker's Compensation, Disability, etc.

Income from Assets include: Interest or Dividends earned from a Checking or Savings Account, CD's, IRA's, Stocks & Bonds, Credit Union Accounts and Real Estate.

Medical Expenses are calculated as a credit when an applicant is 62 years of age or older OR disabled regardless of age.  Eligible expenses are: Health Insurance Premiums, any outstanding medical bills that you are currently making payments on and prescription or doctor bills that are not reimbursed by insurance or any other agency.

Child credits are given for children in the household who are under 18 years of age OR children who are dependents of the tenant or co-tenant that are registered as full time students.

Although utilities are not included with rent, we do award a utility allowance, which is credited when rent is figured.

Regis Court Apartments is a 14-unit, three-story apartment complex located in Deferiet, N.Y.,--and is a short drive to Carthage, Black River, Watertown and the Fort Drum Military Base.

 

This housing complex is considered “affordable housing” available only to persons/families who are income qualified.

 

The current income limits are:

 

$31,450 for one person

$35,959 for two people

$40,450 for three people

$44,900 for four people

 

This means as long as your income qualified or your annual income is less than the above income limits, your rent would be the following:

 

$316 for an efficiency apartment

$402 for a one-bedroom apartment

$460 for a two-bedroom apartment

Income sources for eligibility include:  gross Social Security, SSI, pensions, gross wages, unemployment, child support, annuities, income from assets, rental income, V.A.  pensions, worker’s compensation, disability, etc.
